The north side of the property has 1,000 feet of frontage on the Crystal River, with good fly-fishing for rainbow trout, German brown trout, cutthroat trout, and brook trout.
Septic: Any dwellings to be constructed on the Ten Peaks Ranch property would be served by individual septic disposal systems (ISDS).
Summer and winter access: The Ten Peaks Ranch is located on Meadow Lane, which has good year-round access. Meadow Lane is plowed in the winter, and the road is flat and easy to negotiate. Summer access is available on a nice 4,600-foot airstrip, minutes from Aspen by air.


The Ten Peaks Ranch property is a few minutes' walk from the Marble airstrip. It was formerly used as a cross-country ski area.
Surroundings: The Ten Peaks Ranch mountain property is located at 7,800 feet in elevation, about 2 miles west of the town limits of Marble, population 85. The summer population is around 200 people. Aspen is about an hour away; Glenwood Springs is 45 minutes. Carbondale is 30 minutes. Redstone is 15 minutes away. The riverfront ranch acreage is situated on the Crystal River. There is a large open meadow of native grasses that is sub-irrigated from snowmelt that flows from the shoulders of Prospect Mountain, which rises from the southern edge of the property. The meadow is primarily flat and open, with a mix of grassy meadow, wildflowers, wetlands and ponds, and sagebrush, until it gives way to a beautiful grove of aspen trees to the south, and sagebrush benches to the north that are ideal for homesites.




This Colorado riverfront property is bounded on the north by the Crystal River, and the river can be viewed directly from the property. Several of the peaks are over 12,000 feet, and Chair Mountain is over 13,400 feet. The property is so stunningly scenic, it has been used by Marlboro as a photo location for cowboys riding through its lovely aspen groves, and by Bushnell optics for a hunting scene with wranglers bringing a pack string loaded with elk out of the mountains.

The river frontage on the ranch property has massive ponderosa pines which golden eagles like to use for a perch. Other vegetation includes aspens, Douglas fir, blue spruce, chokecherry, and serviceberries.
To the west, most of the historic Darien Ranch is expected to be placed in a permanent conservation easement. To the east, a small neighborhood of homes is close to built out and is a minor part of the overall views. The main access to the valley, County Road 3, is not visible from the best homesite locations.
National Forest and Wilderness access: To the south, the property is bounded by National Forest and the Raggeds Wilderness Area. There is a trail going up into the Milton Creek basin that can be accessed directly from the property. The access is via private property only. The Maroon Bells/Snowmass Wilderness is across the river to the north, about a mile away.
CABIN and DREAM HOME BUILDING SITES The Ten Peaks Ranch parcel has a current well permit that allows for construction of three homes on the 56-acre parcel. With approval of water rights and water storage systems, it may be possible to build additional residences.
Activities: There is a wide variety of outdoor activities to pursue on the Ten Peaks Ranch mountain horse property. Good flyfishing is available in the Crystal River on the north edge of the ranch. Canoeing on Beaver Lake is two miles distant. Wildlife: The Ten Peaks Ranch mountain flyfishing property has a wide variety of birds, big game animals, raccoons, snowshoe hare, pine martens, fox, and blue grouse that live on the property or pass through it. Elk and mule deer commonly cross through the ranch.There are also raccoons, snowshoe hare, pine martens, fox, and blue grouse that inhabit the ranch or pass through. The Crystal River on the north edge of the ranch offers good flyfishing for rainbow trout, German brown trout, native cutthroat trout, and brook trout, as well as mountain whitefish. Fishing is generally good, though the access to the river is steep.
Horse property: The Ten Peaks Ranch is an ideal parcel of vacant riverfront Colorado mountain land that can be used as a horse property. The ranch has been historically used to graze the horses for the outfitter in Marble. The ranch would be able to graze 10-12 horses during the summer and autumn months. Most people in this area move their horses to winter pasture when the snow gets deep. Winter snow depths are typically 2-3 feet on the Ten Peaks Ranch.
